Airport Center Stands Strong Amid Fluctuating Economy
The
Kilroy Airport Center office complex, located on South 180th and
International Blvd., has successfully come of age to be a prominent location
for commerce in the Pacific Northwest region. Unfortunately, the
Boeing Company's Airplane-On-Ground Division, a highly valued office
tenant of the Kilroy Airport Center, which occupies the entire North Tower
consisting of approximately 211,000 square feet, has elected to exercise
their termination option effective Dec. 31, 2002.
It appears the Boeing Company's decision to exercise its December 2002 termination option at the Kilroy Airport Center is simply another outcome of the downturn in airplane production and the outfall of Sept. 11, 2001. However,
in spite of Boeing's decision, Cleita
Harvey, Vice President of Trammell Crow Company who will spearhead the
team in re-letting the premises, said, “The Kilroy
Airport Center buildings are high-quality 'Class A' facilities that are dominant
facilities in the south Seattle office market and are an attractive option
for tenants seeking office space.” According
to Steven Emery, Kilroy Realty Corporation Vice President, the Kilroy
Airport Center is strong in its diversity of tenant lessees, and the
strategic location of the office complex is very appealing to companies
with local, national and international office space needs.
The Kilroy Airport Center office complex consists of three buildings located directly across from the SeaTac International Airport; the twin South and North Towers, both are 11 story structures, and the northern Building III is a low-rise four-story structure, housing SeaTac City Hall and the Port of Seattle. The South Tower was built in 1975, and the North Tower and Building III were built in 1980, all developed, owned and managed by Kilroy Realty Corporation. The North Tower comprises 211,000 square feet of "Class A" office space, with the entire Kilroy Airport Center complex offering 533,000 square feet of office space. Kilroy Realty
Corporation, formerly known as Kilroy Industries, was established in 1947
by John B. (Jim) Kilroy. Kilroy Industries and its affiliates
established a distinguished reputation in developing and managing large
fee-span, high technology, high-rise and industrial buildings. According to both Emery and Harvey,
Jim Kilroy has been known as "one of the forefathers of high-tech
facilities." Kilroy Realty Corporation ("KRC") was formed as a public company trading on the New York Stock Exchange (NYSE) in January 1997. Headquartered in southern California, "KRC" has developed and managed other airport office complexes at LAX International Airport in Los Angeles, and Long Beach. Today, "KRC" owns and manages 12.3 million square feet of commercial space and is actively expanding its real estate portfolio with a development pipeline centered in several high-growth coastal sub-markets of southern California. Virtual Mall For Washington State Businesses Newly launched FirstStopShops.com provides a centralized location for Washington State businesses to sell distinctive products online. Marketing their unique wares on this virtual mall are shops like Newcastle based Pure Magic which provides vibrantly designed t-shirts featuring Japanese Anime, Hawaiian flora and fauna, and comic book characters like the Hulk. Shoppers can expect a safe friendly shopping experience through FirstStopShops.com because developer Auxic Web Design has set rigorous standards for inclusion in the mall. First, the website must provide a secure and comfortable shopping experience. Second, the site must provide intriguing or useful products. And finally, the site must be professional in design and free of superfluous advertising. Stores currently included in the mall were hand selected by Auxic as meeting standards for Phase I. Phase I also includes promotional goals for the mall's website such as becoming well positioned in the major search engines and directories. During Phase II Auxic plans to increase the percentage of stores in the mall that are based in Washington State to 75% and to also increase to 75% the number of stores that offer unique products not found on other virtual malls. The remaining 25% will be stores that sell products and services that have strong appeal to Washington based shoppers. In addition, Phase II will provide merchants that do not have e-commerce capability with the option to host product pages on the mall's website so as to use its superior shopping cart functionality. Inclusion in FirstStopShops.com is free to businesses that have websites built by Auxic Web Design such as Tacoma based http://www.susansgardencreations.com/, Newcastle based http://www.nuexs.com/ and Bellevue based http://www.cherokeesdoggietreats.com/. Other businesses that meet standards may also be included in the directory for an annual fee of $100 - half the $250 annual fee paid to most malls. Auxic Web Design owner, Dwayn Fricke, recognizes that many small businesses need support to draw traffic to their online stores. With an average of five new website clients a month and a "no cookie cutter sites" philosophy, Fricke believes that an online mall composed of Auxic's clients, plus other Washington based business websites that meet Auxic's standards will create a great promotional opportunity for businesses while making an attractive new venue for shoppers. For further information, please view the website at http://www.firststopshops.com. |
